The Local 422
    Seattle, WA
    Multi-Unit

The seven-story project features a mix of affordable and market-rate units, along with a top floor rooftop lounge with an outdoor grill and fire pit and a shared roof deck that takes advantage of outstanding city and water views. Two-story townhouse units along Summit Avenue E. have raised stoops that are screened by landscaping. Underground parking for nine stalls is accessed from the street, with an additional four stalls of covered parking accessible from the alley.

Ten of the 48 units were built under Seattle’s win-win Multifamily Tax Exemption Program for workforce housing, where developers make units available to tenants making 80% or less of the average median income for the area at a lesser rental rate, and in return, the developer receives a property tax break. The project achieved LEED Gold Midrise status and included the use of local materials and many features that save energy, water, and other resources.
