Daunting site logistics
101 Broadway, located in Seattle’s Capitol Hill neighborhood, is a modern building that complements the area’s historic character. The 44-unit building offers high-quality living and retail space built to high sustainability standards.
This project was a textbook example of overcoming extremely difficult site logistics with no room for site staging. The site, formerly a local post office, was near two major arterials, Broadway and Denny, and was right next to the light rail station. Broadway to the east was off limits, as was the shared alley to the west. The north wall of our building was on the property line. Part of our building to be constructed against the neighboring building with no access to one side of the wall and the rest was built on swing stages hanging over their building.
There was no site laydown, parking garage, or nearby space to rent for our field office, so we arranged with a neighboring apartment owner to occupy his building’s tiny meter room for the duration.
While demolishing the post office, we discovered that when it was originally built, the windows in the wall of the neighboring property had not been removed or waterproofed. As good neighbors, we covered the windows properly and waterproofed the exterior wall.
