The Lakeview Plaza office complex houses Google’s Kirkland headquarters and involved nearly a year of preconstruction efforts. We worked with the design team and the owner to value-engineer the project, developing cost-effective design solutions for the HVAC systems, electrical and standby generator systems, and the building exterior wall/glazing systems.

Two major challenges emerged during this process. The first was effectively dealing with a large volume of contaminated soil on the seven-acre site, the extent of which was previously unknown. By careful continuous sampling, we limited the amount of costly soil exporting required.

The second challenge related to the City of Kirkland’s low maximum building height requirement. To meet the stringent zoning clear height requirement, we found design alternatives for HVAC and roof slope solutions that maximized interior ceiling heights without adding cost.
