Smith Tower Seismic Retrofit

Originally completed in 1914, Smith Tower is one of Seattle’s most recognizable historic landmarks. The team completed a voluntary seismic retrofit that strengthened the occupied, 42-story tower while preserving its historic character and supporting continued building operations.

The project included interior structural work at 18 locations across floors 10 through 18 and floor 21. Construction involved selective demolition, structural steel installation, framing modifications, finish restoration, and the installation of fluid viscous dampers. Custom casework and cane detection were incorporated to integrate the new structural elements into existing tenant spaces.

Because Smith Tower remained operational throughout construction, much of the work was performed overnight. The team carefully sequenced demolition, steel installation, framing, and patch-back activities to minimize disruption, maintain safe tenant access, and restore affected spaces to match existing conditions.
