North End Lofts is a seven-story mixed-use development in Boise with 104 apartments, structured parking, resident amenities, and street-level commercial space.

The building occupies nearly its entire 15,600-square-foot site at the busy intersection of 16th and State Streets, leaving little room for deliveries, material storage, or equipment movement. Construction required carefully scheduled deliveries, just-in-time material handling, active pedestrian and traffic control, and disciplined sequencing as the team built a two-level concrete base with five levels of wood framing above.

The team also coordinated separate affordable-housing and market-rate construction contracts while delivering the project as one integrated building. Through close planning and consistent field management, the team completed North End Lofts on schedule and under the owner’s approved budget.
