Neptune is a 234-unit mixed-use community in South Lake Union where early preconstruction decisions directly increased the project’s value. W.G. Clark partnered with the team on extensive cost modeling for structural and window systems, helping evaluate options against performance, constructability, and budget. That work supported a load-bearing metal stud approach, enabling the owner to add an additional story and maximize the site’s development potential.
The project also required a proactive strategy for extensively contaminated soils. Early planning and on-site testing reduced the amount of material exported for disposal, limiting high-cost handling and protecting both schedule and budget.
