Borealis is a workforce-focused apartment building delivered on a dense South Lake Union site at Denny Way and Dexter Avenue. The project required careful planning around tight logistics and a major fiber optic line serving KING 5 that ran through the site and into the building. W.G. Clark supported the team during preconstruction with estimating, constructability review, and value engineering, helping align design decisions with constructability and site constraints.
Sustainability informed both building performance and façade strategy through Seattle City Light’s Built Smart program and Built Green goals. Elevated planters with timed drip irrigation create a vertical “green” screen that helps mitigate solar gain. Borealis was honored with a Gold Nugget Grand Award for affordable housing.
